My husband and I live in a two bedroom apartment with our 4 year old daughter and 2 year old son.  We have lived here for 4 years and need to buy a home this year.  We really don&#8217;t know where to get started and it&#8217;s a little intimidating! <p><i>Answer by Big Deal Maker</i><br/>Go to your nearest credit union that you belong to or even if you do not at least that would be a good place to start.<br />
Then try a FHA home loan.<br />
And please have a real estate attorney go over all of your paper work including the loan. It will be well worth the few thousand you spend with them.</p>

<p><i>Answer by Serge M</i><br/>If you mean will creditors take your income tax refund, they can do so only after proper legal procedures. They would have to have a judgment against you for your debts and may be able to use it to claim your tax refund to satisfy the debt.</p>

<p><i>Answer by Chuck P</i><br/>Sure, you can refinance later when rates get better. or you can just pay more on your interest every payment and pay the loan off in half the time. The current rate is around 6.5% I believe, but that will depend on your credit.</p>

I got  a mortgage on 1/24/07.  Bank said our first payment was due on 4/12.  I have paid on time (early actually) every month and the first 2 months payments went entirely to interest.  Every mortgage amortization calculator I&#8217;ve found says that SOMETHING should be applied to interest.  When I called the bank (Wachovia), they said my interest is compounded daily.<br />
Should I look to refinance somewhere else??</p>

<p>The more frequently your interest is calculated the more you will pay in interest for any given rate. Say you have a 10% mortgage for $  1,000 (to make the maths easy). Your interest is $  100 if you did the calculation, and paid, once a year. However if you did the calculation and paid every month, you would end up paying $  1,104.70 over the year &#8212; an effective annual interest rate of 10.47% You need to compare the effective annual interest rate (APR) when shopping for a new mortgage.</p>

I bought my house about 5 years ago for $  320k at around 5.8% for 30 years. I would love to take advantage of all these historically low mortgage interests rate, but every mortgage company I call looks at zillow.com (or some other tool) for an estimate on my propertie&#8217;s worth. Since the value supposedly is now around $  250k, I&#8217;m having a hard time getting to the 70% equity needed in order to refi. Am I just SOL or are there other options?</p>

<p><i>Answer by Ryan M</i><br/>Sadly&#8230;SOL.  It seems like the only way to get help for honest people who play by the rules is to become a deadbeat and force the lender&#8217;s hand into modifying your mortgage.</p>
