A 14,000 home?
No bank is going to make you a mortgage for that amount. None.

  1. No one does loans under 50k. For a 14k house you pay cash.

  2. You’re not going to find a bank that will make a loan that small. You need cash. Realtors don’t make the decision whether to accept financing or cash. That’s the seller’s decision.

  3. I really hate to be the bearer of bad news but a 203k loan is a loan used only for repairs and is a loan in addition to the first loan. So you would be paying for two loans at the same time. If your qualify for the first loan the bank does not necessarily give you the 203k loan. Your rate will be higher because of the 2 loans. Realtors/Agents are not the ones to decide, especially on foreclosures and the seller can not tell you either. Best method to talk down the price on a foreclosure? That can not be done…..
