Home loan officers know nothing, viagra I wish I could talk to the underwriter. So I know Bank of America has a loan for self employed people to use only 2012 taxes instead of 2011 and 2012 and averaging them. Is there any other out there? Wells Fargo used to have one but just got rid of it. My 2011 income brings down my income a lot if I was to average it out because I had a lot of deductions in 2011. I prefer not to use BOA for my refinance. I know there is some banks that will use stock as substitute etc. If you know if any other major lenders have programs I where I can get a exceptions I would appreciate it.

I drove the car off the lot and the dealer called me 3 days later asking me to bring in documentation of income. My credit score is 800 but I have never had a car loan. 3 years on the credit bureaus. I am self employed and I do not have anyway to verify income. We got into an argument at the dealer and I gave the car back. Do all banks/dealers do income verification or what? What are my right? My wife and I have a mortgage with Bank of America, shop it’s about 1/2 paid off, buy information pills and we both lost our jobs at about the same time. We have been living off savings for several months, but that is running out fast. With all the bank buyouts, etc. I was wondering if their was a program for people in this situation. A 2-3 month vacation from house payments could possibly keep us from being foreclosed on. You cannot give houses away where I live. Any houses sold are selling for about 35% of their value.

In response to the turmoil in the financial markets and housing industry in 2008, the Obama Administration implemented the Financial Stability Plan in February 2009. A key component was the Making Home Affordable plan, which included four programs to help struggling homeowners.

The first is the Home Affordable Modification Program (HAMP), which gives incentives and guidelines for mortgage servicers to modify existing mortgages. The second is the Home Affordable Refinance Program (HARP), which is a set of guidelines and government incentives for mortgage refinances. Third is the Home Affordable Unemployment Program (UP), which helps by giving assistance to homeowners who are unemployed temporarily. Lastly, there is the Home Affordable Foreclosure Alternatives Program (HAFA), which provides alternatives to foreclosure by giving incentives to mortgage servicers to encourage short sales.

Home Affordable Refinance Program (HARP)
The government refinance mortgage program known as the Home Affordable Refinance Program (HARP) allows homeowners facing difficulties refinancing their mortgage through conventional methods to apply for a refinance of their mortgage. A homeowner that is current with their monthly payments but unable to refinance due to a drop in the value is they typical prime candidate for the HARP program. The ultimate goal is to allow a homeowner to do a mortgage refinance for a lower interest rate and overall monthly payment.

Home Affordable Modification Program (HAMP)
Homeowners that are delinquent with their mortgage payment, or do not meet the criteria of HARP, can apply for the Home Affordable Modification Program (HAMP). HAMP is an alternative to a government refinance mortgage in that it involves mortgage loan servicers modifying the terms and conditions of first lien mortgages.

Home Affordable Foreclosure Alternatives Program (HAFA)
The Home Affordable Foreclosure Alternatives Program (HAFA) provides two alternatives to foreclosure to a homeowner that is in financial distress, and delinquent on their mortgage payments. The two options include Deed-in-Lieu of Foreclosure and Short Sale.

Short Sale
Through a short sale the lender agrees to accept less than the balance owed on the mortgage at sale. The deficiency balance is forgiven, typically.

Deed-in-Lieu of Foreclosure
In a deed in lieu of foreclosure, the property owner gives the property to the lender voluntarily in exchange for the lender canceling the loan. The item transferred is the deed to the property. The lender promises not to initiate foreclosure proceedings, and to terminate any foreclosure proceedings already underway. The lender may or may not agree to forgive any deficiency balance that results from the sale of the property.

Eligibility Requirements for HAFA:
The homeowner must be evaluated for HAFA within 30 calendar days of the following:
The borrower does not qualify for HAMP.
The borrower does not successfully complete a HAMP Trial Period.
The borrower is delinquent on a HAMP modification.
The borrower requests a short sale or Deed-in-lieu of Foreclosure.
The prerequisite to apply for HAFA is that the mortgage loan servicer must consider the homeowner for all other programs first.

We own our home, look but have only been in it for about 2 weeks. So, link my question is this: we have bad credit like 500, ailment but need a loan for improvements & to pay off our car. Where do you suggest going? What institutions? the house is in great shape & worth a lot of money. Also, can i do a refinance cash out since we don’t have a mortgage will that work? Or am I just looking @ a home equity loan? Thanks in Advance

Unfortunately you won’t qualify for a cash-out refinance or a home equity loan with credit scores in the 500’s. You can try searching for hard-money lenders. Rates are going to be high, but usually credit isn’t an issue as long as you have a lot of equity.
