  1. No, they are NOT around anymore. At least not since the mortgage meltdowns of the last two years. The best you can hope for is a FHA backed loan which requires a 3.5% downpayment. There is NOTHING less out there right now.

  2. they don;t exist anymore – haven’t you been paying attention for the last 3 yrs? – that’s the kind of thing that destroyed the banks and housing market – unless you have – minimum needed is 3.5% for an FHA loan IF you qualify for that and you will need another 3-6% cash for closing costs, inspections, application fees, etc – if you don;t have the cash, then you really can;t afford a home, because everything is more expensive with a house compared to an apartment

  3. The biggest factor in foreclosures and walk-aways is “skin in the game”. Those who put down 20% are far less likely to abandon their properties than someone who put down 10% or 0%. THERE ARE NO 0 down loans anymore. The reason you can’t find a lender is because there are none that do that stupid thing anymore. Look where it got us. If someone does not have a downpayment, then you can not afford a house.
