I qualify, more about ailment but I want to make the best first step by contacting a lender or bank that has a good track record for offering these type of refinances. I make my mortgage payments on time but mortgage is upside down. I’d like to lower my payment by refinancing the amount owed but banks want me to go thru gov loan modification programs. It sounds like you are not really in a situation to buy a home. If you don’t have enough money to go conventional, you may find that you don’t have enough money to keep paying for the house. A private loan may work, but it also could end up screwing you in the long run. If you don’t have the ability to get a conventional loan, will someone want to refinance you in 6 months? You may end up with that private loan for longer than you think. My suggestion is to wait on this whole purchase. Unfortunately, you can’t really expect to buy a home and then turn around and sell it in just a few years. This is also a terrible time to sell, and you can’t really count on your house even selling, so if you can’t afford this new one without your house selling, you are into another issue.
