  • 720 Min FICO min w/ combined collections above $5K, no litigation in the last 5 yrs; BK and prior foreclosure considered
  • Required Liquid Assets
  • NO cash out cap, no explanation needed to 50%. 6 months seasoning required
  • Residential: OO 1-4 Units Only (other case by case)
  • Purchase, R/T Refinance, cash out…no seasoning required
  • Self Employed and W2 accepted
  • 70% to 417K, 60% to $1M; refinance or purchase
  • OO 30 yr, 15 yr

About Stated Income Loans

Stated Income Loans

After the mortgage crash stated income loans became very scarce, even non existent. Now, through our immense banking network we have established several banking institutions who will lend to qualified borrowers stated income. Even though the stated income loan is a Illinois SIVA loan (Stared Income Verified Assets), in some cases, qualifying criteria may be considered No Income/No Asset. (NINA). Each stated income loans borrower is looked at individually and case by case. Stated Income Loans for purchasing property requires a 35% down payment. A refinance with no cash out requires 35% equity position in the property and a cash out refinance requires 40% equity position in a property. Stated income loans for Foreign Nationals are available and are welcome to apply, same LTV and guidelines. This is not a government loan. Examples of stated income loans we have completed are as follows: 680 FICO 50% LTV the lender close a loan of $1M with cash in hand in CA; 720 fico, 50% LTV 12 months liquid assets, $589K loan in NY; 50% LTV, 700 FICO, investment property, $210K loan amount in Tx. List goes on and on. Stated income loans are here and we are closing them.

Types of Stated Income Loans:

  • Stated Income Verified Asset (SIVA): No income verification with asset verification.
  • Stated Income Stated Asset (SISA): No income verification with no asset verification.
  • No Income Verified Asset (NIVA): No income stated or verified with asset verification.
  • No Income No Asset (NINA):No income stated or verified with no asset stated or verified.
  • No Doc (ND): No income documentation of any kind.
  • No FICO: Requires assets and income however FICO is not a factor.

Snapshot: The British controled what is now Illinois until 1778 when George Rogers Clark, a Revolutionary War hero, and his band of American colonists captured Fort Kaskaskia. The Illinois country became a possession of Virginia until 1787 when it joined the Northwest Territory under the government of the United States. Kaskaskia became Illinois’ first capitol in 1818. Two years later the seat of Illinois government was moved to Vandalia. In 1839, largely through the efforts of a young legislator named Abraham Lincoln, the capitol was again moved-this time to Springfield, where it is now open to the public as an historic site. The Capitol in use today dates back to 1868, when ground was broken for its construction. Although the General Assembly moved in eight years later in 1876, it took 20 years to complete the building at a cost of $4.5 million. During 1988, Illinois celebrated the centennial of the completion of the Statehouse.

Stated Income Loans

After the mortgage crash stated income loans became very scarce, even non existent. Now, through our immense banking network we have established several banking institutions who will lend to qualified borrowers stated income. Even though the stated income loan is a Illinois SIVA loan (Stared Income Verified Assets), in some cases, qualifying criteria may be considered No Income/No Asset. (NINA). Each stated income loans borrower is looked at individually and case by case. Stated Income Loans for purchasing property requires a 35% down payment. A refinance with no cash out requires 35% equity position in the property and a cash out refinance requires 40% equity position in a property. Stated income loans for Foreign Nationals are available and are welcome to apply, same LTV and guidelines. This is not a government loan. Examples of stated income loans we have completed are as follows: 680 FICO 50% LTV the lender close a loan of $1M with cash in hand in CA; 720 fico, 50% LTV 12 months liquid assets, $589K loan in NY; 50% LTV, 700 FICO, investment property, $210K loan amount in Tx. Snapshot: The British controled what is now Illinois until 1778 when George Rogers Clark, a Revolutionary War hero, and his band of American colonists captured Fort Kaskaskia. The Illinois country became a possession of Virginia until 1787 when it joined the Northwest Territory under the government of the United States. Kaskaskia became Illinois’ first capitol in 1818. Two years later the seat of Illinois government was moved to Vandalia. In 1839, largely through the efforts of a young legislator named Abraham Lincoln, the capitol was again moved-this time to Springfield, where it is now open to the public as an historic site. The Capitol in use today dates back to 1868, when ground was broken for its construction. Although the General Assembly moved in eight years later in 1876, it took 20 years to complete the building at a cost of $4.5 million. During 1988, Illinois celebrated the centennial of the completion of the Statehouse.

About Stated Income Loans

After the mortgage crash stated income loans became very scarce, even non existent. Now, through our immense banking network we have established several banking institutions who will lend to qualified borrowers stated income.

Stated Income Loans

Even though the stated income loan is a Texas SIVA loan (Stared Income Verified Assets), in some cases, qualifying criteria may be considered No Income/No Asset. (NINA). Each stated income loans borrower is looked at individually and case by case.

Stated Income Loans for purchasing property requires a 35% down payment. A refinance with no cash out requires 35% equity position in the property and a cash out refinance requires 40% equity position in a property. Stated income loans for Foreign Nationals are available and are welcome to apply, same LTV and guidelines. This is not a government loan.

Examples of stated income loans we have completed are as follows: 680 FICO 50% LTV the lender close a loan of $1M with cash in hand in CA; 720 fico, 50% LTV 12 months liquid assets, $589K loan in NY; 50% LTV, 700 FICO, investment property, $210K loan amount in Tx. Question by xxxxxxxxx: Mortgage refi and fed rates?
Hi, more about I need to refinance my mortage. I have the paperwork in and our mortgage broker locked us in last week at 5 7/8. He is nuts for closing this deal (I think he is hurting because of the slow market). We never authorized the lock in, thumb but he said rates had gone up since last week and we had 30 days for rates to change.

Can someone explain why rates are going up for a 25 year fixed mortgage if the fed is once again about to lower the prime rate? Are they not related? What moves the mortgage rate market. Thank you!
btw, prescription my credit score is excellent and we are not getting a jumbo mortgage

i dont beleive rates are going up. i also am in the middle of refinancing. my mortage broker also quoted 5 7/8. i have checked around and seems to be a solid rate for not buying it down. of course if you want to buy down then you may consider having somebody else broker the loan. good luck

  1. Rates have gone up, wait for a couple weeks and they will come back down. Usually when the Feds lower rates they take the money from the bond market thus increasing rates for a short period of time. Your broker sounds like he is doing a o.k. and is on the right track but should have notified you before the lock.
    Tell him you want to wait for a few weeks / month before you re-fi. The rates should be down.

  2. Mortgage rates and the Fed rate ARE NOT DIRECTLY RELATED…

    The discount rate is the interest rate the Federal Reserve Banks charge depository institutions on overnight loans. It is an administered rate, set by the Federal Reserve Banks, rather than a market rate of interest. The primary conventional mortgage rate is a market-determined interest rate for long-term residential mortgage loans. A change in the short-term discount rate does not affect interest rates on long-term mortgages.

    Historically, mortgage rates have followed the 10 Year Treasury, however, with the market being in such a frenzy, this has not been a good indicator either.

  3. As has been said many times, by many people, The Fed rate is NOT the prime rate, and it is NOT the mortgage rate and it does NOT directly affect the mortgage rate. Mortgage rates are a function of market trading of mortgage backed securities.

    Rates have risen over the past week (appx .5%), including a mid-day adjustment yesterday.

    Also note, along with the familiar adjustments we are all familiar with (i.e. scores, loan amount, down payment, etc) rates are adjusted by individual lenders for internal calculated risk by geography. (example: rates in CA, FL, NY NM, etc. may not be the same)

  4. It really boils down to where you live. Rates vary state to state. Also rates have gone up slightly over the past couple weeks. For example, with Citimortgage you could have gotten a 6% rate. But, as of yesterday, the rates would have been 6.25%. And as far as getting yield spread compensation, it sounds like your broker isn’t getting any at that rate. He actually did you a favor by locking you in at that rate, seeing as rates are higher right now. If he’s a broker he will be able to send your loan to a different bank. Although, i’m pretty sure you’ll find you’re going to pay a higher rate.

    The fed rate, and mortgage rates are NOT two in the same. Also, people need to stop listening to the media about shady mortgage brokers. I’m not saying they don’t exsist, shady people are everywhere. Car sales, home improvement contractors, even Cell Phone salesmen. Ever hear the expression don’t believe everything you see T.V.? People need to stop being upset about someone making money. When you watch your favorite sports player, do you get mad at him when you buy the ticket to watch them play knowing he’s making millions? Or do you simply enjoy watching him play?

    There are still honest people just trying to make an honest living like everyone else! It sounds like your broker is doing right by you.
