The credits back to you may only be with the 15 year program, but it’s silly to put 20% down on an FHA loan because you’ll pay pmi regardless for five years. I would check on the rates that other lenders are offering to decide if this is a good deal — it sounds a little high for a 15 year loan, but you’re also getting a credit back and annual cash back. Most lenders tell you that because you need to go back to seller. You need to renogotiate price with seller down the appraisal amount. If seller will not comply you need to move onto next house. Question by nathan.pitchford: Do ALL FHA loans require mortgage insurance? I’m looking into refinancing my home to get out of an adjustable rate and I’ve received two good faith estimates. Both for FHA loans. It’s a 95% loan and one company says they can get me the loan without mortgage insurance and the other says it’s a requirement. Well I’m being assured that this FHA loan doesn’t have any PMI on it and it’s 95%. I even referenced the fhaloan.com site and he said he is 100% sure no MI. Any ideas?
