Its a home loan that is guaranteed by the federal government. The main benefits are that it only requires a 3.5% down payment, discount and the credit standards are more leniant (only a 620 FICO score needed in most cases) than a convential loan.
FHA loans are not limited to first time buyers.

Question by chopstic: What lenders do NOT require PMI on an FHA mortgage?
I’ve been working with Key Bank, treat that offers 30 year FHA mortgages with no PMI, this web but I’d like to know what other banks offer similar programs. The only other one I’ve found are salliemae homepath mortgages, viagra but they are restricted to certain homes (most of which I don’t like). a Google search turns up too much irreleveant info on the subject. Anyone know of any good non-PMI FHA mortgages?

Law requires PMI on any mortgage under 20% down
There has to be a trick – is the PMI just hidden in the mortgage price?

I have some slight credit issues (nothing major, ask mostly 4+ years old) and I’m thinking about applying for an FHA cash-out refinance loan. Does it really matter what bank I do the application with? Does every bank have to follow standard FHA’s guidelines or does each bank have it’s own credit requirements for FHA loans?
Live in Florida… if anyone has any lender recommendation, salve I would appreciate any suggestions. Thanks!

Any lender will suffice. FHA sets the requirements not the lender.

As long as the lender accepts FHA loans, it doesn’t matter which you use. Not all banks do FHA loans, so you need to call first.
You must go to a FHA lender. Not all banks offer FHA loans
HUD allows FHA loans with credit scores down to 580. Not all lenders will do that low credit, so if you are “credit challenged” (ain’t PC something?), then not all FHA lenders will touch you. Also, some lenders will only do loans that have a minimum size (no small dollar amounts). Some will go strictly by your credit score and some will work with you – so do look around at a variety of FHA lenders.
